W. S. (Terry) Radcliffe, CCIM

Received BSME degree and Professional Engineering license. Then after 32 years of Facilities Management, Project Engineering and Project Management experience in private industry, obtained Real Estate license in 1998.

Studied and schooled with "Coldwell Banker University" to specialize in Commercial and Industrial Leasing and Sales, including "Understanding and Marketing Industrial Properties," "Marketing Programs" and "Office Properties." Participated in Coldwell Banker "fast start" Realtor©  program.

Follow-up studies in Commercial / Industrial investments, leasing and sales with CCIM Institute, including Financial Analysis, Market Analysis, User Decision Analysis and Investment Analysis. CCIM Member since 2003.

Active in local real estate community, including serving on Lancaster County's Commercial & Industrial Council and was its president for the 2001 term.

Listing and marketing properties for lease and for sale within Lancaster County using broker's networking system and the expanding internet community. Working as a Buyer's Agent to find land, leaseholds and properties for clients.

Active in local community with memberships in Lancaster County Rotary Club, served in Boy Scouts Boards, former Trustee and Elder in local church, solicitor with United Way, and memberships in local private clubs.

Active volunteer with ORCA and state golf associations and USGA Certified Course Rater.

Stuart C. Manix

Stuart brings his entrepreneurial experience to bear on the commercial and industrial real estate market and is able to subjectively view the situation from both the buyers' and sellers' points of view.

After receiving business and marketing training experience with the Floor Division of Armstrong Cork Company, Stu embarked on a path of various small businesses that he was able to nurture and grow. After acquiring a battery manufacturing business, he was able to parlay this experience to a photo-copying office supply business that was able to grow to 15 times it's original size. His interest in a bottled water acquisition was done on the up-curve of this emerging industry. Stu was also active in the printing industry. Besides his own four color offset printing company, he was selected as one of the top seven people in the United States in the emerging on-demand print industry.

Besides building the first passive solar commercial building in Lancaster County, he has been involved in other expansion projects that can help an owner. "Been there, done that" has been useful to his clients in the commercial real estate market. Whether it is manufacturing, retail or warehouse, Stu pays particular attention to the costs involved, ( whether fixed or variable ) as it relates to any project and his client.

Stu looks at a situation and tries to be a "deal maker" rather than a "deal breaker" and enjoys the creative process of equitable negotiation.

He has an MBA from the University of Connecticut and has served on various industry boards, company boards, and the business advisory board of a local bank.

A long time resident of Lancaster, Stu has adopted the following philosophy while working in the Commercial Real Estate field:
